💡 What Determines Your Rate?
When applying for a mortgage, factors like income, equity, LTV, and loan amount all play a part—but your credit score is the biggest driver. Lenders use Loan Level Price Adjustments (LLPAs) to price risk, and those fees are tied directly to your FICO score. The difference between a 680 and a 720 score can mean thousands in savings or cost over the life of a loan.
📈 Understanding Credit Score Factors:
✅ Payment History – 35% (always pay on time!)
✅ Amounts Owed – 30% (keep balances under 40–50% of limits)
✅ Length of Credit History – 15%
✅ New Credit – 10%
✅ Credit Mix – 10% (mortgage, revolving, and installment)
🧭 Tips to Improve Your Credit:
• Pay on time and avoid late payments
• Keep credit card balances low
• Don’t open multiple new accounts at once
• Maintain older credit lines to build history
As rates fluctuate 2–3 times per day, improving your credit can make a meaningful difference. And that’s where I come in, to help you plan, prepare, and find the smartest path to homeownership or refinancing.
