Mortgage Insights – The Housing Landscape is a BUYERS Market!
For this week’s 12/2/25 episode of The Your Money Matters Radio Show, I explain why today’s housing landscape is truly a buyer’s market. With more homes available, longer days on market, and sellers offering incentives, buyers have strong negotiating power.
Despite the slowdown, home values are not depreciating—conforming loan limits have risen to $832,750 for 2026, and NAR reports 2.7% appreciation year-to-date.
Emphasis is on long-term ownership: a $500,000 home appreciating at 2.7% annually becomes worth over $600,000 in seven years. A key opportunity in this market is seller concessions, especially 2/1 and 3/2/1 buydowns, which can dramatically reduce payments and save thousands upfront.
Buyers can also choose to apply concessions toward a permanent rate reduction. I highly encourage knowing your true credit score, optimizing it for the lowest rate, and exploring flexible loan programs like FHA and VA.
With appreciation trends and strong concessions, now is an excellent time for buyers to take advantage.
